  • Guaranteed Rented in 30 Days: Nearly all of our properties rent within 30 days.  This is due to the fact that we take a very aggressive approach to renting your property. We stand by this guarantee and if we do not obatin a renter for  your property in 30 days from the date of management there is no management fee for the 1st month.
  • Real Estate/Mortgage Discounts:  If you utilize our property managment services for 1 year and decide to sell or refinance in the next year  we will list your property for a 50% discount on all Real Estate listing commision as well as a 50% discount on  all mortgage fees along with a par interest rate. **Ask for more information**
  • No Garbage Fees/Low Cost Solutions:  We do not charge any garbage fees.  We only charge an 8% management fee which is lower than nearly all of the competition.  You only are required to pay this fee when we actually collect rents.  Most property management firms try to tie you up with long contracts and require you to pay whether or not the property sits vacant or if rents are collected.  We are in the property management business and are so confident in our ability to collect rents and to obtain renters that we use a pay as you collect rents policy.

  • Prior to showing we will coordinate any repairs/cleaning/maintenance with our in-house maintenance crew or one of our preferred vendors. 
  • We perform thorough due diligence on all applicants including but not limited to:
      • Credit Check
      • Background report
      • Reference check
      • Employment verification
      • Prior Landlord Verification
  • Streamlined accounting services-we collect all rent, pay all requested bills and send out a detailed statement of your account by the 15th of every month.  You can choose to either have a check sent or to have the money automatically deposited into you checking/savings account.
  • Your account information is available 24 hours a day.  We set you up with a unique user login/password which will allow access to all accounting statements and information for your property.
  • You have the option of having your rent deposited directley into your account via an ETF
  • Tenants have the ability to apply online, pay bills online and request repairs online
  • We are available 24 hours if there is ever any emergency repairs required
  • If eviction is necessary we handle the entire process and will collect/obtain judgment if the tenant is collectable(Legal fees typically recoverable from judgments)
