One of the major obstacles to being in PROPERTY MANAGMEN IN UTAH and the greater Salt Lake Valley is qualifing your prospective tenants to rent your properties. Here at Salt lake city property manager we take all the headache out of the process. We go through a very indepth process to determine what tenants we should rent to and what tenants we should not. Below we have broken down the process into its separate categories.
Credit History/Worthiness Qualification
Inorder to screen a tenant one of the primary factors that we take into consideration is their credit history/worthiness. There are 3 credit bureaus: Equifax, Transunion and Experion. Each of the three bureaus have their own respective credit score typically ranging between 330-850 with 850 being considered perfect credit. Currently in the mortgage market anything below 620 is considered poor credit. With 620-680 being average, 680-720 good, and 720 plus being excellent. What goes into determining these scores is a multitude of factors: Payment History, Revolving Debt Utilization Ratios, Types of Debt, Amount of time of credit history. In order to qualify a tenant many factors must be considered and actually underwritten to determine whether or not we will rent to the tenant. There are a lot of compensating factors that can help the tenant i.e.: significant assets, larger security deposit, co-signer. with all that being said it becomes apparant that it can be very difficult to determine what tenant will be the most credit worthy and because of this you need a property manager who has extensive experience qualifing tenants on the basis of credit worthiness. Residence History
The next criteria that we check is residence history. We do this by contacting prior landlords. The items that you are specifically looking for is whether the tenant paid rent on time, what condition he/she left the premise in, whether they were evicted or not, how much their rental payment was, whether the property manager/owner would reccomend renting to them. During our background check we also have an eviction database that we cross reference all of our applications against to verify whether or not what they have told us was true. We have achieved a lot of success due to our thorough background screening process.
Background/Criminal Check
We do perform a Background and criminal check on every applicant recieve. We proceed on a first come first serve basis as to comply with all state and federal housing laws. We have learned a lot over the years and you can put that experience to work when you hire us as your UTAH PROPERTY MANAGER. What we look for in the Criminal and Background report is pretty clear by the name of the report. We want to protect the security of you property and only desire to rent to high quality tenants that will protect your property as if it were their own.
Employment/Income
Many Property Management Firms in Utah do not perform as thorough of employment and income verifications. We contact each tenants current employer and verify the information given is correct. We also get a copy of their most recent paystub and last years w-2 to verify continuity of income. We also verify whether the applicant can actually afford the place and if the rental will be a good fit for them.
